How to Sell Your Lake Chelan home with all these Foreclosures!
We’re seeing a trickle of foreclosure properties starting to turn into a small stream in the Lake Chelan valley. And, we’ll probably see more of them before we start to see fewer of them. If you’re trying to sell your home, without the urgency and distressed sale attention that they get, how do you do it?
Even in the most difficult markets, like Phoenix and Las Vegas, there are people getting their homes sold in short timeframes. In those markets, over half the sales are foreclosures! So, the first step is not to fear, it can be done.
Those sellers and agents that are getting the job done basically leave nothing to chance. The research the market and make sure that the buyer who may be in the market for their home is virtually compelled to buy it. They have a strategy, a comprehensive marketing strategy.
While the entire home marketing strategy has much more detail, its essence can be boiled down to: If a home is priced to the market, if it is repaired and staged to excellent condition and if it is promoted properly to the marketplace it will sell. Quickly and for the highest attainable price — to highly-qualified buyers.
But, you say, those foreclosure homes sell so cheap! Sometimes, but that does not make them the best value for a buyer. Foreclosure homes typically need lots of repairs and are usually far from move-in ready. The conditions of systems and structures like heating systems, roofs, and plumbing is often poor and require repairs. The foreclosure buyers must factor all of those costs into their purchase. Buying a foreclosure is risky and can be draining emotionally and financially.
To sell your home, it needs to be the best overall value. That means that there cannot be any obvious defects in your home — or, if there are, they must be reflected in a lower price. Beyond repairs, your home must be cleaned top to bottom and staged to a state of glowing perfection. Your battle, now, is to best the homes you are competing against for your buyer’s affections including foreclosures.
